What we provide
- The commercial lease cost calculator modeling total cost of occupancy
- Per-metro market data for 25 US metros, refreshed quarterly
- Editorial guides on commercial lease structure, negotiation, and economics
- The AI Negotiation Coach generating draft counter-offer language
What we don’t provide
- Financial, legal, or fiduciary advice
- Real estate brokerage services
- Legal services
- Accounting or tax advice
- Specific recommendations of brokers, attorneys, or vendors
For commercial lease decisions, always consult a licensed commercial real-estate broker, real-estate attorney, and (where applicable) CPA.
Accuracy of information
We make reasonable efforts to verify all market data and citations. Despite this:
- Market data is sourced from third-party brokerage reports; we don’t independently audit those underlying reports
- Per-metro benchmarks reflect medians or ranges; your specific deal may differ
- The calculator is a tool with assumptions and simplifications; exotic deal structures may not fit
- Information may become outdated between quarterly verification cycles
We are not liable for decisions made based on the information published on the site.
Calculator and AI Coach use
Calculator
The calculator is provided as-is. Inputs are stored locally in your browser unless you explicitly share results. We don’t collect calculator inputs server-side except for anonymized analytics.
The calculator does not handle every commercial lease scenario. For exotic structures (build-to-suit, ground lease, percentage rent only, sublease economics), engage a tenant rep broker.
AI Negotiation Coach
The AI Coach generates draft counter-offer language using Google’s Gemini 2.5 Flash. It is not a substitute for:
- A licensed real-estate attorney
- A licensed tenant rep broker
- A specific deal review
Output disclaimer (always included): “This tool provides general information only and is not legal, financial, or fiduciary advice. Commercial real-estate is highly local and deal-specific. Have a licensed real-estate attorney and a tenant-representation broker review your specific lease before signing.”
The AI Coach has rate limits. We may suspend access for abusive use or excessive volume.

User-submitted content
If you submit content via the contact form or in response to a corrections request, you grant us a non-exclusive license to use the submission for site editorial purposes (including publishing your name in acknowledgment, with permission). You retain ownership of your submission.
Prohibited uses

- Scrape or systematically extract data without permission (contact us for programmatic access)
- Use the AI Coach for high-volume automated calls outside reasonable user behavior
- Reverse-engineer, decompile, or disassemble site code

Intellectual property
- Site code, design, and original editorial content are our intellectual property
- Cited brokerage data is the property of the cited firms (CBRE, JLL, etc.); we cite per fair use
- Government data is in the public domain
- The calculator algorithm and market data file structure are our intellectual property
You may share our content with attribution and link to the original page. You may not republish entire pages without written permission.
Disclaimer of warranties
THE SITE, CALCULATOR, AND AI COACH ARE PROVIDED “AS IS” WITHOUT WARRANTIES OF ANY KIND. We disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, and non-infringement.
Limitation of liability
To the maximum extent permitted by law, we are not liable for:
- Indirect, incidental, consequential, or punitive damages
- Decisions made based on site content
- Losses arising from inaccurate or outdated information
- Losses arising from use of the AI Coach
Our total cumulative liability is limited to the amount you paid for site access in the 12 months preceding the claim (currently $0 for free users).
Indemnification
You agree to indemnify us against claims arising from your misuse of the site, your breach of these terms, or your violation of applicable laws.
Governing law and venue
These terms are governed by the laws of the State of Florida, USA, without regard to conflicts of law principles. Disputes are resolved in the state or federal courts of Miami-Dade County, Florida.
Changes to these terms
We may update these terms. Material changes will be announced in the site footer for 30 days. Continued use after changes constitutes acceptance.
