We model the all-in cost of commercial leases (base rent + NNN + CAM + escalations + TI + free rent + broker fees) across 25 US metros and three lease structures. Every market number we publish is sourced from a primary brokerage report or government dataset and verified quarterly.

Who we side with

Tenants. Always. We are not a listing site, not a landlord rep firm, not a coworking marketplace. Every page is written for the tenant’s interest. When the math says the tenant should walk, we say walk. When the market is soft, we tell tenants to push hard. When the market is tight, we tell them when to fold.

Aissam Baidi is the founder and primary author. Compiles commercial rent + NNN data from CompStak, CoStar, and direct broker reports across 25 US metros.

Reviewer

A credentialed CCIM-designated reviewer signoff is required and pending before AdSense application. We will publish the reviewer’s name, credential, and last-review date when finalized.
